Fletcher Industrial Park
We were contacted by the owner of this property after they experienced severe flooding in 2021. It is a 36 acre property with approximately 12 acres of impermeable roof and road, acres of warehouses, and they had only a dilapidated and antiquated storm sewer system. They also have the challenge and benefit of being an extremely flat property, with very little fall, as it used to be an airport.
We were brought on and, after making a few piecemeal drainage interventions, we began planning a new storm sewer with the help of Blue Earth Planning and Design. We performed major installations during the summer of 2022, installing over 3000 linear feet of culvert and storm sewer, 16 storm drains along the main road, and grading some parts of the property to help with the drainage as part of a greater renovation project.. We also installed 42 downspout drains to help bring water from the roofs into the system.
The lack of slope on the site created a demand for precision in order to achieve adequate fall on our pipes, and for one, 1200’ run of storm sewer, we ran the pipe with a .2% fall as we only had 2’ of drop over the entire 1200’ run.
The project was completed successfully on a tight time line due to timing of new asphalt, and also on budget.
